Before You Buy or Build New…
If you’re considering purchasing a new home or building a custom home, there are a few things you should know.
For starters, the process to build and buy new construction is slightly different than purchasing an older home (or what we in the real estate industry call “resale”). Identifying your wants and needs, too, is something you should consider. Depending on your preferences, you can find homes that come move-in ready with an array of standard features or highly custom homes that offer all of your must-haves. (We’ll talk more about the types of new construction homes in a minute.)
Regardless, it’s important to have a good understanding of the new home building and purchase process before searching for homes. To help you make the best decisions, we’ve come up with a quick guide about purchasing new construction in Greater Pittsburgh.
Myths About Buying New Construction
As real estate agents, we hear statements like these from home buyers all the time, so we wanted to set the record straight. Here are the most common misconceptions about buying new construction homes in the Greater Pittsburgh area.
I can’t find a new home with character. The great thing about buying a new home is that you have more freedom to personalize it. So if you want charming touches like crown molding, hardwood floors, built-ins, French doors, or other unique features found in older homes, you can work with your builder to have a home custom designed for you.
Better yet, when you buy or build a new home, you won’t have to deal with many of the drawbacks of buying resale homes — sloping floors, older appliances, smaller closets, etc.
I don’t want a cookie-cutter home, so I don’t want to buy new. While some new subdivisions in Pittsburgh have homes with very similar floor plans and designs (these are called “tract houses”), you’ll find no shortage of new construction homes that you can personalize in some way. If you want full control over how your home looks, a custom home may be what you want.
I doubt I can find a new home in my price range. Actually, you can find new construction homes in a variety of prices and sizes in Pittsburgh. Just tell us what you’re looking for and we’ll provide you with a list of new homes that fit your budget.
